Overview

Kundlas Consulting Group LLC provided construction management services for exterior brickwork repair and restoration at Redfern Houses, a multi-building public housing development under continuous occupancy. The project focused on repairing deteriorated masonry components to restore façade integrity, address water intrusion pathways, and improve long-term building envelope performance.

Kundlas managed daily field operations and coordinated closely with masonry contractors, scaffolding crews, and material suppliers to ensure proper sequencing of work and uninterrupted access for residents and building management. Responsibilities included development and monitoring of construction schedules, tracking of contract costs and change items, and review of contractor submittals and work plans to verify conformance with project specifications and NYCHA construction standards.Kundlas performed routine QA/QC inspections to verify masonry installation methods, mortar joint repairs, flashing and sealant applications, and overall workmanship. Safety oversight included monitoring contractor compliance with site-specific safety plans, scaffolding and fall protection requirements, and pedestrian protection measures necessary for work performed on occupied residential buildings.
